Full Facade Repairs and Renovations at Coronado of Aventura

Featuring some of south Florida's best-known, large-scale condominium projects, exclusive single-family homes and luxury rental communities, the city of Aventura, Florida is ideally located on the Intracoastal Waterway in northeast Miami-Dade County. One such luxury community is the Coronado at Aventura, which is comprised of three 26-story towers on the Turnberry Isle Resort and Country Club, surrounded by the Aventura Golf Course and within walking distance of the Aventura Mall.

Following years of wear-and-tear inflicted on the 40-year-old buildings, as well as the effects of Hurricane Wilma in 2005, the owners and city recognized the need for concrete repair and restoration to the structures. The Board of Directors decided to proceed with one building first. The work not only involved the repairs of all deteriorated concrete, but also the removal and replacement of all balcony screen enclosures since most of them had flown away during Hurricane Wilma. With decades of experience in concrete repair, Structural Preservation Systems (SPS) was awarded the project that included the restoration of the entire facade, including partial-depth, full-depth, overhead, column/wall and stucco repairs, as well as the removal and replacement of the balcony screen enclosures.

In order to perform the concrete work and remove and replace the balcony screens on the 26 floors in a timely, cost-effective manner, SPS used a combination of suspended platforms, as well as mast climbers, to access the balconies of the building. The project began with a survey of the balcony, noting existing conditions, as well as any damage to sliding glass doors and shutters. The shutters were then dismantled and, as a safety measure, all sliding glass doors were locked to prevent tenant access to the balconies. All tile and screen enclosures were then demolished, and debris was removed. After the Engineer-of-Record completed the inspections and marked the concrete to be repaired, SPS demolished and replaced the deteriorated concrete with new concrete. Once all concrete work was complete, a cementitious waterproofing membrane was installed by troweling it on the surface of the balcony deck. After the building was painted, SPS returned to the building with suspended platforms to install the new screen enclosures.

Because of the tight timeline and safety concerns related to having residents at the jobsite, communication among all trades was imperative. A construction trailer set up at the jobsite provided a project "headquarters" for all involved on the job. This designated central location allowed all trades and workers to remain organized, being able to coordinate with each other so that the work flowed together seamlessly.

The owner was so pleased with the team's performance that SPS was awarded a new contract to perform similar repairs to the other two buildings at the site.
