Condominium Repairs: Facade, Outer Decks and Balconies

Dan's Island is a 12-story, 96-unit condominium complex located in Clearwater, Florida. In need of renovations to the facade, outer decks and balconies, the owner sought to make these repairs within a specific timeframe and budget. Structural Preservation Systems (SPS) was awarded the project with a scope that included concrete deck repair, painting the exterior facade and railings, sealant installation, removal of carpets and stucco facade repair.

Before work began, an efficient planning process was implemented. SPS began the project by removing the carpet on the decks only to find glue covering the concrete and a waterproofing membrane. Because the owner did not want to remove the waterproof coating, the glue could not be removed. After working with different manufacturers and creating many mock-ups, the SPS team found a solution that would cover the glue as well as keep the integrity of the deck. Because of SPS' ingenuity, they were able to find an acceptable product for the situation that not only adhered to the manufacturer's warranty but also pleased the owner. 

Following the one month testing and planning process, work on the site began. After the initial project meeting, the owner stressed the importance of protecting the property during the repairs. Work crews needed to be mindful of the residents, and the detailed landscaping would need to maintain its beauty. In response to these concerns, the team created special pedestrian alerts and pathways to keep the residents and daily traffic protected and sheltered the grounds by building scaffolding that prevented tools from falling onto the landscaping.

To stay on track with the 19-week completion goal, SPS reviewed what needed to be accomplished on a daily basis. The exterior facade was painted, balconies repaired and treated, and the railings were re-painted. Noticing deep grooves when painting, SPS used special rollers on the balconies and railings to achieve better coverage and obtain a more quality finish.

The project was completed with 15,000 safe-man hours - and even earlier than anticipated - with a 12-week total completion time. The team's initial planning efforts and anticipation of potential challenges allowed for this project to be a success
