Serving the county courthouse and other surrounding businesses, the Twiggs Street parking garage in Tampa is an important facility in the downtown area. The owner recognized that the garage was deteriorating and in need of repairs. The project was concentrated on two of the ten levels. Structural Preservation Systems (SPS) was brought onto the team to conduct the repairs as quickly and cost-effectively as possible.

The project consisted of full-depth concrete repairs. Because schedule and costs were the primary drivers on this project, phasing was critical. During the pre-planning sessions, it was determined that the best approach was to close the two levels and perform all of the repairs. This approach decreased the time it took from one level to another, which minimized the schedule. This solution essentially changed the project from a four-phase repair to a single-phase repair. The process required precise coordination because it created a significant amount of debris. To be cost- efficient, SPS had a local company pick up the concrete debris for recycling. The crew also had to carefully monitor the loads that were placed on the structure and ensure the weight of the debris did not get too high.

Further, crews had to ensure that all the drains remained open and in good working order because the load on the structure would have increased significantly if water was not able to drain properly. Once the demolition was complete, the concrete was poured. In addition, new drains were installed to enhance proper drainage.

Since the repair strategy involved closing portions of the garage, the owner would lose revenue on those spaces. Therefore, it was critical that the project was completed as quickly as possible. SPS began work in December 2007 and completed the project at the end of January 2008. The owner was extremely pleased with the results of the project.
